Let’s be honest, your realtor has a lot of thoughts, some of which they’ll never say out loud. Real estate is inherently personal; the stakes are high, and emotions often run even higher. Agents often bite their tongue to keep things running smoothly, whether it’s about your neon-green dining room or your deep-seated belief that your uncle in Tampa is a local market expert.
This post isn’t meant to point fingers; it’s written to offer perspective. Our goal is to pull back the curtain and share the honest, behind-the-scenes truths that often go unsaid. Because the more you understand how your agent thinks and works, the smoother your journey will be. Whether you’re buying or selling, clarity upfront leads to a better overall experience.
If walls could talk (and those walls had a real estate license), here’s what they’d really say...
1. “Your home isn’t worth what you think it is.”
We understand Zillow said it was worth $50,000 more, but that's not reality.
● Reality is, that tiny closet doesn’t actually qualify as a 4th bedroom. Stretching the truth in listings leads to disappointed prospective buyers once they view it in person.
● Reality is, buyers care about what the property is worth to them, not what you paid or how many memories you’ve made there. The market, comps, and condition of your home determine the price, not sentiment
● Reality is, the first few weeks are critical. Pricing a listing too high will backfire. Overpricing your home causes it to sit, go stale, and in many cases sell for less in the end.
2. “Clean your house - seriously.”
Most buyers can’t see past dirt, clutter, or strong smells. If you want to fetch top dollar for your listing, present it like it’s worth top dollar.
● Loose doorknobs, leaky faucets, and cracked tiles scream “neglect.” Small repairs now save you big headaches during inspection.
● Keep in mind that pets can be a deterrent for buyers; not everyone loves cats and dogs. Odors and pet dander can turn someone off quickly. If you’re occupying an active listing, it’s advisable to carve out routine time to neutralize pet odors and remove dander/debris.
3. “Your taste in decor is… unique.”
That purple kitchen or safari-themed living room might feel cozy to you, but it’s hurting your resale. The unicorn mural or 1970s shag carpet isn’t helping. Neutral, updated spaces sell faster and net more. Consult with a certified staging professional to make the process feel painless, no matter what budget you’re working with.
4. “Stop being at home during showings.”
It’s awkward for buyers and totally kills the vibe. It’s difficult to “try on” a space while the current occupants are on premise. Take a walk, or go for a drive, and let the house speak for itself.
5. “Time kills deals.”
● Dragging your feet, being indecisive, or waiting for “the perfect house” often leads to missed opportunities and higher prices.
● Offering $100k under asking price in a hot market doesn’t make you savvy, it simply wastes everyone's time.
● Playing games during negotiations by continuing to counter for minor things can annoy the other party and sink a deal faster than the Titanic.
6. “Your friend who bought a house five years ago isn't a market expert.”
The same rule applies to your well-meaning family member who flips houses. Real estate markets are local and dynamic. Trust the professional you hired who lives and breathes it daily, instead of outside opinions.

7. “Buying or selling isn’t like HGTV.”
Reality shows condense months of work into 30 minutes. What the camera neglects to capture? Stress, surprises and paperwork - lots of it.
● Set realistic expectations.
● Open houses don’t sell homes, smart marketing does. Don’t expect an as-seen-on-TV bidding war or race to the finish line from one open house.
● Be patient with the process.
● Empower yourself. Ask questions along the way to gain insight.
8. “Be honest about your finances.”
Without pre-approval or honest financial disclosure, unpleasant surprises are almost guaranteed, and rarely at a convenient time. Transparency is the best policy; let’s deal with reality before it has a chance to bite. Before we begin house hunting, get pre-approved with a trusted lender. Knowing your true budget not only saves time, it sets achievable goals and helps prevent heartbreak down the road.
9. “You’re not my only client.”
Realtors hustle hard, day in & day out. A great agent might make you feel like you're their only client, but behind the scenes, they're juggling multiple buyers and sellers with the same level of care and commitment. Respect their time as you would want yours respected. Real estate can
be emotional and that’s completely valid. Just remember: your agent is here to guide the transaction, not to double as your therapist.
10. “We don’t control the market.”
Real estate reality check: Owning a property doesn’t guarantee a profit. Wanting or needing to hit a certain price point doesn’t mean a shifting market will deliver it. The price your home can command is influenced by current demand, location, and market trends, not personal financial
goals. Rising interest rates and buyer fatigue aren’t your agent’s fault. Our job is to help you adapt and navigate, to strategize even when conditions are out of our control.
